The CMA Manager allows you to conduct a Comparative Market Analysis (CMA) report by researching and comparing listings.
How do I enter a subject property?
Click the Subject Property tab.
Conduct one of the following procedures:
If you want to use an existing listing, enter the MLS number into the MLS Number field and then click Use this Listing.
If you want to use an unlisted subject property, enter the requested information into the fields.
How do I add comparables similar to the subject property?
In the Subject Property tab, click Build CMA Search.
In the search page, click Search.
In the search results page, select the properties you want to compare.
Scroll to the bottom of the list and click CMA Selected.
Click Add to [“CMA Name”].
Your CMA report now contains comparable listings.
How do I add additional property to compare?
Click the Comparablestab.
Click More Comparables.
In the search page, enter the requested information into the fields and add additional search criteria fields if needed.
Click Search.
In the search results page, select the properties you want to compare.
Click CMA Selected.
Click Add to [“CMA Name”].
Click the Value Adjustments tab.
Make your changes to the default adjustments.
Use the “-” symbol to indicate a negative value adjustment. For instance, to make a negative value adjustment for a bedroom, you’d enter “-5000” in the Bedrooms field.
To make a positive $5,000 adjustment for a bedroom, you’d just enter “5000.”
Click Calculate.
Click the Report tab.
Click the Report Options tab and complete the form to indicate your printed report preferences.
Click the Report tab and then click Print.
When the secondary window appears, use your browser's Print function to print the report.
Click the Report tab.
Click Save.
Enter the name of the report in the CMA Name field.
Click Save.
Click Open.
Select the appropriate CMA.
Click Load.
Click Open.
Select the appropriate CMA.
Click the Delete button.
